Upon inspection we noticed even from the ground that the gutters on the upper roof didn’t have downspouts. They were basically dumping water out right against the shingles. We have seen this type of leak many times before so we had a pretty good idea that this may be the origin of the leak. It didn’t take long on the roof to verify this was the problem.

This is why all gutters need downspouts

  1. 1
    Gutter water running under shingles

As you can see the gutter has no downspouts so they left the ends wide open to allow water to escape. During heavy rains water shoots out the back of the gutter allowing water to go under the shingles, causing it to leakThis is a picture of a downspout with no end cap and is wide open allowing water to empty out onto the roof. This allows water go go under the shingles causing a leak.

the way to fix this is to cut the gutter is to cut where I outlined it in red and put a end cap on the gutter to close it off. Then we would need to add a downspout going into the gutter bellow

The red line in the photo bellow shows where the downspout will go This is a picture of a downspout with no end cap and is wide open allowing water to empty out onto the roof. This allows water go go under the shingles causing a leak.

Rusting nails, and failing soffits

  1. 1
Improper nails used to install soffit

In the picture bellow you can see the soffit is falling down. This is due to the fact that they were not nailed in with proper panel nails and not enough were used. So now they are failing out of place.

the soffits are still good they just need to be reinstalled and we would use finish screws instead of nails as these have a harder time at backing out.

    Lots of rusting nails

These rusting nails are caused by water getting under the shingles and rusting out the nails. Eventually the nails will completely rust away leaving just a hole in the roof where the nails use to be at.
