Leak at Wall Flashing on a Commercial Building

A leak at a window in a commercial building is caused by a wall flashing between a stucco wall and a brick wall. Water is getting behind the transition in the flashing and leaking into the wall. Also, in this commercial building, all the windows need to be caulked and sealed up so that her and brick there are gaps between the windows and the brick to prevent water from getting inside the walls.

This is a picture of a wall flashing where there are several leaks into this commercial building. This flashing needs to be replaced. The flash will need to be wrapped over the top of the brick; we will use a darker color on the new flashing. We are not proposing to cover all the windows of this property or repair the flashing.
